Luxury Vinyl Plank Installation in Centennial, CO
Waterproof rigid-core plank for kitchens, baths and basements from Southglenn to Smoky Hill Road.
The Floor That Handles a Colorado Basement
Luxury vinyl plank installation is the single most requested job in Centennial, and the reason is practical rather than fashionable. Rigid-core and SPC plank is genuinely waterproof, it shrugs off dog claws and dropped cast iron, and it sits comfortably over a cold slab in a way hardwood never will. We install it constantly in garden-level family rooms off Dry Creek Road, in rental turnovers across Aurora and Englewood, and in kitchens where a dishwasher once leaked. The catch nobody mentions in the showroom is that rigid-core plank is unforgiving about flatness — it bridges dips instead of following them, and a floor laid over an unlevel slab will click, flex and eventually separate at the seams. So the prep matters more here than the plank does, and we quote it before you commit.
What an LVP Installation Covers
Each item appears as its own line on the written estimate.
Subfloor flatness assessment
We straightedge the slab or plywood and map the high and low spots against the plank manufacturer's tolerance, which is usually 3/16 inch over ten feet.
Self-leveling or grinding where needed
Low areas get leveling compound and high spots get ground down, so the finished floor has a flat plane to lock into.
Slab moisture testing
Below-grade and on-grade concrete gets tested before anything goes down, because trapped vapor is the one thing that will lift a glue-down LVP floor.
Floating installation over underlayment
Click-lock rigid core installed over attached or separate pad, with staggered end joints and the manufacturer's required perimeter gap.
Glue-down installation where it suits
Commercial spaces, large open runs and rooms with heavy rolling loads get a full-spread adhesive install instead of a floating one.
Waterproof detailing at wet areas
Around toilets, tub aprons, showers and laundry pans we detail the perimeter so water that gets past the fixture cannot get under the floor.
Removal of existing carpet, vinyl or tile
Old material, pad and tack strip come out and go in the truck, with thinset ground down on HEPA extraction where tile was.
Transitions and thresholds
T-molds, reducers and end caps where the plank meets tile, carpet or an exterior door, colour-matched to the plank run.
Undercut jambs and casings
Door casings are undercut so the plank slides beneath them, keeping the expansion gap hidden and the edges clean.
Base and shoe reinstalled or replaced
Existing baseboard goes back on, or new base and quarter-round are installed and caulked to cover the expansion gap properly.
Three Stages, Start to Finish
- Step 1
Measurement and honest material talk
We measure, pull a corner, and check what is under the current floor and how flat it sits. Then we talk through wear layer, core type and thickness in plain terms, because a 12-mil wear layer is fine for a guest room and wrong for a rental kitchen. You will see the leveling cost, if any, written down before you decide anything.
- Step 2
Tear-out and prep
Old flooring comes out, adhesive or thinset gets ground with dust extraction running, and any leveling compound goes down and cures. On most Centennial jobs this is a day, occasionally two if a basement slab needs significant correction. We seal the work zone and keep the dust out of the rest of the house.
- Step 3
Install, trim and walkthrough
Plank goes down with staggered joints and proper expansion clearance, then transitions and base finish the edges. A typical main level takes two to three days. LVP is walkable immediately, so you can put furniture back the same evening we finish, and the written labor warranty is handed over at the walkthrough.
What Makes Our LVP Installs Different
We level first and say so in the quote
The number-one LVP complaint is a floor that clicks or flexes underfoot, and it is almost always a prep failure rather than a product failure. We measure flatness at the estimate and price the correction there, so it is not a conversation we have after demolition.
Basement-specific moisture handling
Centennial homes sit on clay that moves and slabs that breathe. We test rather than assume, and spec the underlayment or adhesive that suits the reading, which keeps the manufacturer's warranty intact on a below-grade install.
Turnaround that fits a rental window
Landlords and property managers get scheduling built around the actual key date rather than our convenience, and honest advice about which wear layer survives tenants instead of whichever plank carries the best margin.
